Installing a Metal Roof over Shingles – Problems on the Horizon?
If you have made the decision to install a metal roof on your home, you will be able to experience all of the benefits it provides. Not only are metal roofs known for their longevity and durability, they are also a much safer choice than other options as well. In addition, they are energy-efficient because they reduce cooling costs and tend to be an environmentally friendly choice.
That being said, many people who are considering having a metal roof installed are wondering if it is necessary to remove the existing shingles before they do so. Although it is true that there have been metal roofs installed over existing shingles without any problems, that doesn’t mean that problems could not be on the horizon. As a matter of fact, it could end up being a considerable headache if things go in the wrong direction.
One thing to consider is the local building code, which is obviously going to differ from one location to another. In many cases, it is going to be necessary to do a complete tear off if there are more than two layers of roofing. It may be possible to install metal roofing over a single layer of shingles but if there is more than one layer already on the roof, it may be necessary to tear off in order to be code compliant.
In addition, you need to think about how long the roof is going to last. Most shingles are going to last anywhere from 20 to 30 years but a steel roof is going to last for 50 years or longer. If there are problems with the existing shingles, such as buckling, it can cause additional problems if you install the metal roofing directly over them.
One other consideration that is often overlooked is the weight of the metal roof in addition to the weight of the existing shingles. If the deck is not strong enough to handle the additional weight, then obvious problems could occur. It would be much better to do a tear off of the shingles and at that point, you would only have the weight of the metal on the deck.
The bottom line is that there could be problems if you do not do a tear off of the shingles. You may be somebody that gets away with it, but if problems happen underneath the metal roofing, fixing it is going to be an issue.
